Toll Brothers is Looking for Land in all the Right Places

When it comes to real estate, there is no more sound advice than “it’s all about location, location, location.” Community by community, Toll Brothers has established a reputation for building in some of the most sought-after locations in the country. From Orange County, CA, to New York City, buyers seek out our homes because they are built right where they want to be.

To find the quality land in the right location, we are always on the lookout for great land where we can develop our next luxury home community.

Often we are asked what we look for in a prospective land purchase. According to our land acquisition managers, it’s important to take the following considerations into account during the process:

 

Zoning

It’s important to know how land can and cannot be used based on zoning approvals by the local municipality. Toll Brothers is looking to acquire land that is zoned for single-family (20+ lots), townhomes/carriage homes (30+ townhome/carriage home units), condo flats (50+ units), and active-adult communities, as well as rental housing or student housing in areas that accommodate luxury developments.

 

Acquisition of Existing Projects

Sometimes circumstances change for builders and developers, and there is a need for another to take the reins. Toll Brothers will buy approved projects, projects currently in the approvals process, and properties which require planning board approvals. With rare exception, Toll Brothers is not looking for properties which require a zone change to residential.

 

Purchasing

It helps to know how we purchase the properties on which we build. Toll Brothers purchases properties on a per lot or per unit basis (as opposed to per acre) and only closes after subdivision or site plan approvals have been obtained.

 

“Out-of-the-box” opportunities

Sometimes it takes a keen eye or creative thinking to see the potential in available land, but that can lead to some interesting and exciting projects. If you know of a golf course, gardening center, beach or yacht club that is going out of business, or a corporate headquarters or office complex that has closed down, Toll Brothers may be interested.

      Any chance the toll brothers has any plans on building communities in Tallahassee FL? There is no quality luxury homes in this area at the price the toll brothers homes go for. Please respond because I am looking to purchase a home within next year or 2. Possibly longer if toll brothers start building!!!

      Hello TB Content Team,
      My wife and I presently own a TB home for 14 years (Golf Edge Estates) and truly love our home, however all of our kids have left the nest and we would like to downsize to an active Adult community. We have traveled to many TB adult communities throughout NJ and PA and we would like to stay in western Monmouth County where the commute to Newark or Philadelphia airports is only an hour, the Jersey Shore is 30 minutes away on I195 and with the NJTPK expansion of 6 lanes north and southbound western Monmouth County is a commuters delight. There is only 1 adult community in the area built by Hovanian and we would like to know if TB has any plans to build an adult community.

Could you build homes such as the Cascade or North in the Houston Area?       We love TB homes and wondering if TB is planning to build luxury houses (~1 acer) in Bucks county (Doylestown, Furlong, Ivyland) Pennsylvania anytime soon? I can see there are couple communities in Chalfont, Warrington, Doylestown, and Warminster now but there are smaller houses. They built a community few years ago in Ivyland, PA (Reserve at Northampton) which was absolutely beautiful. There are many free lands in that area. Having said that, is TB planning to build similar communities in Pennsylvania, Bucks county? Thanks.

      I am a former TB homeowner. Would buy TB again, but your single family homes are out of my price range in the San Francisco Bay area. Your current starting price of about $1.5 Million for a single family home is not affordable for many families who need to live and work near San Francisco & Silicon Valley. Please consider building in the outer Bay area suburbs like Tracy, Antioch, Brentwood and Vacaville. These locations are within commuting distance to the Bay Area but could enable you to sell at a more affordable price point to younger families & those looking to downsize.
