All employees are encouraged to get involved in our Employee Resource Groups, employee-run groups which serve to create workplace connections, enhance personal and professional development, and contribute to our internal community as well as the communities in which we work.

Our Culture & Community Council is made up of a group of employees who serve the organization by providing direction on a variety of initiatives that help strengthen our culture and the Toll Brothers community. The Council assists and advises management in cultivating and reinforcing a workplace culture that helps attract, motivate, and retain our employees. We also have a volunteer team of Culture Ambassadors who help us embed culture initiatives throughout our offices across the country.
Creating a work environment in which employees feel engaged, challenged, and committed to our company's future is an important priority. One way we do this is by listening and acting on employee feedback.
Each year we send out an anonymous employee engagement survey, which provides us with insights into our work environment and where we can improve. We're proud of our results, and year after year we find that employee engagement is high overall, and that employees have an incredible sense of pride and purpose for the work they do.
Our company-wide Keystone Award program recognizes employees who go above and beyond. Twice a year, we celebrate winners from across the company. Each winner receives a monetary award, a personalized trophy, and recognition. The Keystone Awards are tied back to our values, and employees must demonstrate they have gone above and beyond in their jobs and are great examples of living our values.
We believe every individual has a right to be treated with dignity and to work in an environment free from hostility and harassment, and we do not tolerate harassment of any kind, from any employee. This is underscored by clear Human Rights and Equal Employment Opportunity (EEO) policies, embedded in our Code of Ethics and Business Conduct, and reinforced in our Preventing Workplace Harassment training. Our performance management process, which is called Momentum, provides a structure for employees to have meaningful, ongoing communication about performance and professional development. Employees at Toll Brothers are encouraged to set goals with their managers at the beginning of the year, conduct an achievement check-in at mid-year, and share their assessment and feedback on an employee’s achieved performance results at year-end. As part of this process, employees are encouraged to complete a self-evaluation. Doing so gives employees a voice in the annual accomplishment review process.
Each year, employees are encouraged to complete an Individual Development Plan (IDP), another tool we offer employees to help them pursue their career aspirations. Employees use the IDP to help think through their strengths, what they enjoy most about their role, and where their professional interests and aspirations lie. Based on this, employees work with their manager to develop and prioritize short and long-term career goals and map out what development is needed to reach those goals.
Toll Brothers offers a robust internship program that provides a valuable learning experience for students, mentoring opportunities for staff, and an important recruitment tool for the company. The program offers college students full-time, paid work during the summer and, for co-op students, during the school year. Our interns are immersed from day one, working on impactful projects that shape real communities and contribute meaningfully to the business, whether on construction sites or in our offices. They’re not just part of a program; they’re part of the team. We offer competitive compensation, prioritize mentorship, and foster deep connections across departments, including personal engagement with senior leaders who share their own Toll Brothers journeys.
Our Management Associate (MA) program aims to develop future Toll Brothers leaders. This 24-month program is comprised of on-the-job experiences which start with rotations in each of our homebuilding functional areas. Once MA’s complete the functional rotation portion of the program, they transition into an immersive learning experience in one functional area. At program completion, MA's are ready and able to step into multiple operations roles, based on the division's need and the MA's area of interest.
At Toll Brothers, employees are given the opportunity to advance their skills through a combination of on-the-job learning and formal training. Toll Brothers University and our Talent Development Team provides courses and programs created specifically to develop all employees, with a focus on both technical and soft skills. Additionally, there are specialized onboarding programs and continued skill development offered to new people leaders as well as Sales and Construction employees.
Toll Brothers offers select employees the opportunity to engage in formal mentoring relationships. One notable program follows a group mentoring format, where a group of Mentees are paired with a Mentor based on the business areas Mentees are interested and Mentors are experts in. This collaborative approach fosters learning and growth through shared experiences and knowledge, supports the recognition and achievement of career goals, and helps build strong networks and relationships beyond participants’ usual teams.
The National Production Training Program was built on extensive research and industry best practices, with one clear goal: to develop highly skilled and well-rounded construction professionals. The program is divided into five curriculums that encompass technical skills, managerial skills, leadership, personal development, and field proficiencies and is continuously updated to reflect the latest technologies and industry advancements. When taken in its entirety, it is a comprehensive training program for production employees, specifically Assistant Construction Managers. There are also targeted refresher courses to help experienced Construction Managers sharpen their skills and elevate performance on the job.
We offer best-in-class, in-house training designed to empower our Sales team at every stage of their career. Our comprehensive new hire onboarding program combines immersive training with hands-on experience to ensure every Sales employee is fully equipped to deliver a customer experience that’s truly unmatched. For our seasoned professionals, we provide ongoing education tailored to today’s fast-paced selling environment—featuring advanced courses focused on navigating market shifts, improving efficiency, and maximizing time. Additionally, our dedicated Sales Leadership onboarding program delivers strategic tools and frameworks to drive consistent, predictable sales performance across the organization.

To encourage this spirit of service, we offer every employee a Day of Service — a paid day each year dedicated to volunteering with local organizations.
Toll Brothers divisions and departments are encouraged to bring employees together on an annual basis to participate, as a group, in a day of community service. Our largest and most inspiring effort takes place each January, when teams across the company come together to recognize MLK Day and honor Dr. Martin Luther King’s legacy of service.
Departments have volunteered for projects including building houses for families in need, packing school supplies, building shelving at an underserved school district, serving food at a food kitchen, and much more.
Teams are encouraged to give back to local charities that they feel a connection with, including organizations such as Posse, YouthBuild, the Leukemia & Lymphoma Society, Alex's Lemonade Stand Foundation, Living Beyond Breast Cancer, Movember, and Covenant House.
Since 1993, Toll Brothers has proudly hosted an annual fundraising gala in Philadelphia, bringing together our community to support meaningful and impactful causes. Over the years, our Gala Campaign has benefited several outstanding organizations, including the American Cancer Society, The Posse Foundation, and HomeAid. For three decades, this signature event has helped Toll Brothers raise millions of dollars—fueling vital programs, inspiring change, and making a real difference in the lives of those who need it most.
To maximize our philanthropic impact and deepen our investments, Toll Brothers established the Toll Brothers Foundation, a 501(c)(3) not-for-profit organization, in 2022. The company provided initial seed money for the Foundation, and we are strategically investing those funds to ensure the Foundation is not only sustainable over time but earning enough to fund our contributions year after year.

The Toll Brothers Foundation is proud to support employee-driven philanthropy that reflects our values and commitment to building better communities. There are two key ways employees can help direct Foundation grants to meaningful causes, including grants made through our Employee Resource Groups and annual Sustainability Grants made to employee-nominated organizations throughout the country.
Annually, we invite employees to nominate projects and organizations that help Toll Brothers preserve or enhance our natural environment. Projects selected receive a grant from the Toll Brothers Foundation.

Our Employee Resource Groups (ERG) are invited to nominate one or two nonprofit organizations to receive Toll Brothers grants each year that align with one of our key philanthropic focus areas.

The Toll Brothers flag was proudly planted at the top of a mountain one of our employees was climbing. When asked why he brought it, he said, “I am so proud to work for Toll Brothers and wanted to bring my passion to the far reaches of the world.”
One employee brought her Toll pride with her while traveling on her company-sponsored trip to celebrate her 20-year anniversary with Toll Brothers. “Toll Brothers has such a unique environment that is hard to describe. Everyone is so friendly and humble, and you can tell how much pride every single employee has working for this company.”
Another employee displayed his Toll pride while serving in the U.S. Army. “I look forward to getting back and working with the team after my mission.”
