Home building is a vital industry, and our opportunity to make an impact is significant. This starts with the tremendous economic impact of our industry as a job-creating engine. Toll Brothers directly employs approximately 5,000 people, which does not include the tens of thousands of suppliers and trade partners we contract and work with every day and who helped us build over 10,800 homes in fiscal year 2024. In fact, the National Association of Home Builders (NAHB) has estimated that, on average, building 1,000 single-family homes creates 2,900 full-time jobs. Based on this estimate, we helped create over 31,000 jobs in fiscal year 2024 alone. These jobs, which include framers, plumbers, painters, electricians, carpenters, furniture makers, real estate brokers, site planners, and many others, are critical drivers of economic growth in the communities we serve. We are proud to be part of a bedrock industry that continually refreshes the nation's housing supply while also creating so many good jobs. The communities we develop also contribute to the vibrancy and the tax base of the towns and cities where we build, enhancing the quality of life for our customers and for the municipalities as a whole. This contribution includes not only the beautiful communities we build but also the civic participation of our residents and our employees across the 60+ markets in 24 states where we have a presence.

In our communities, we strive to fulfill the aspirations of those seeking a home they love. With our first time, move-up, empty nester, and active-adult new home communities, as well as rental and urban condominium communities, we have the widest variety of offerings in the industry. And in a nation where the housing shortage is well-documented, our mission is more important than ever—we want to be part of the solution to this major public policy concern.

At the same time, we have been mindful of the significant costs and burdens that collecting and vetting certain data could impose on both our Company and our trade partners.

Since Toll Brothers was founded in 1967, we have taken seriously our responsibilities to the broader communities in which we build and to the environment. Whether this involves thoughtful land planning, sustainable land stewardship, planting trees, creating parks and hiking trails, supporting local organizations, or reducing water use, energy consumption, and waste production, our goal is to build beautiful communities that enhance both the lives of our residents and the environments in which we all live.

About This Report

Toll Brothers views our sustainability program as an important component to our success. We pride ourselves on our ability to serve our employees, trade partners, customers, and the communities in which we operate with care and dedication. We bring those same values in our approach to business sustainability issues.

We periodically engage with our key stakeholders regarding matters that are important to our business, including our sustainability strategy. We use the Sustainability Accounting Standards Board (SASB) industry-specific standards to help identify topics of relevance for our audience and we periodically update this report to present additional data.

We evaluate our sustainability reporting initiatives with input from various stakeholders. There continues to be a lack of consensus regarding the appropriate scope of reporting for enterprises, and significant variations in the application of the many standards that have been proposed by the multitude of standard setting bodies. Due to this uncertainty, and the significant costs associated with implementing processes and procedures responsive to rules that will change, we continue to evaluate the reporting landscape and will supplement as the reporting landscape develops.

Naval Square community recognized by the Preservation Alliance for Greater Philadelphia as a recipient of the 2008 Grand Jury Award for Preservation AchievementAmong the protected historic resources at Naval Square were the original wall around the property, the gatehouses, and the viewshed of the principal historic buildings from Grays Ferry Avenue. The interior of the property's most significant structure, Biddle Hall, was creatively adapted to 66 residential units in a manner that allows all the units in the two long wings to have direct exterior access utilizing original openings. The second-floor features bi-level units that take advantage of skylights and monitor windows running the length of each wing. Common areas, such as the original main entry foyer and marble staircase, were retained and restored. In the original rotunda, the domed plaster ceiling and skylight oculus were restored; the space is now used as a gathering place, and multimedia and fitness center.

Wendell E. PritchettWendell E. Pritchett has been a member of our Board since March 2018. He is Provost of the University of Pennsylvania, a position he has held since July 2017. Since 2014, he has been the Presidential Professor of Law and Education at the University of Pennsylvania. From 2014 to 2015, he served as Interim Dean of the University of Pennsylvania School of Law. A professor at the University of Pennsylvania School of Law from 2001 to 2009, Dr. Pritchett also served as Chancellor of Rutgers University-Camden from 2009 to 2014, and in 2008 he served as Deputy Chief of Staff and Director of Policy for Philadelphia Mayor Michael Nutter, who also appointed him to the School Reform Commission, where he served from 2011 to 2014. Dr. Pritchett served as Chair of the Redevelopment Authority of Philadelphia and as President of the Philadelphia Housing Development Corporation from 2008-2011. Prior to that, he spent five years as assistant professor of history at Baruch College of the City University of New York, and in 2007, he chaired the Urban Policy Task Force for then-U.S. Senator Barack Obama's presidential campaign. Publishes Inaugural Sustainability Report

Scott D. StowellScott D. Stowell has been a member of our Board since November 2021. He is the president and chief executive officer of Capital Thirteen LLC, a company he founded that specializes in advisory, real estate investment, and angel investing. From 2015 to 2018, he served as executive chairman of CalAtlantic Group, Inc., the 5th largest U.S. home builder in 2017, and oversaw the merger of CalAtlantic with Lennar Corporation. Mr. Stowell served on the board of directors of Lennar from 2018 until April 2021. From 2012 to 2015, he served as chief executive officer of Standard Pacific Homes, which he joined in 1986, and oversaw its merger in 2015 with the Ryland Group, resulting in the creation of CalAtlantic. With over thirty years in the home building sector, Mr. Stowell is recognized as one of the industry's most distinguished leaders. Mr. Stowell serves on the Board of Pacific Mutual Holding Company, where he currently serves on the Compensation and Personnel Committee (as Chair) and the Governance and Nominating Committees. Mr. Stowell also serves on the executive committees of HomeAid America and the First Point Volleyball Foundation. He is a member of the Dean's Advisory Board at University of California, Irvine's Merage Business School." and Derek T. KanDerek T. Kan has been a member of our Board since December 2021. He is an executive at Deliverr, a startup focused on e-commerce fulfillment. Previously, he held a number of high-level positions in the Federal government, including as Deputy Director of the White House Office of Management and Budget and as Under Secretary at the U.S. Department of Transportation, where he served as a principal advisor to the Secretary and spearheaded initiatives involving technology and innovation in the transportation sector. Having been nominated by President Biden and confirmed by the United States Senate, Mr. Kan currently serves on the United States Postal Service Board of Governors. Prior to his recent public service, Mr. Kan held various positions focused on emerging technologies, including as the General Manager for Lyft and Director of Strategy for GenapSys, a technology company focused on advancing genomic sequencing research. Earlier in his career, Mr. Kan was a policy advisor to the former Senate Majority Leader and was a Presidential Management Fellow at the White House Office of Management and Budget. Mr. Kan currently serves as a Senior Advisor for Oaktree Capital and a Board Observer of Rand Logistics. He previously served as a member of the Board of Directors of Amtrak from January 2016 through July 2019. Mr. Kan received a B.S. degree from the University of Southern California, an M.Sc. from the London School of Economics, and an M.B.A. from the Stanford Graduate School of Business, where he was an Arjay Miller Scholar. join the Board

PRIDE Employee Resource Group hosts first Pride MarchToll PRIDE hosted its first Pride March to celebrate Pride Month. The event was hosted virtually as well as in-person at Corporate, DC Metro, LA Design Studio, Seattle Design Studio, the Massachusetts Division Office, the Austin Division Office, and various Sales Centers throughout Pennsylvania. All groups marched outside while listening to information about LGBTQ "firsts" throughout history. to celebrate Pride Month

BELIEVE Employee Resource Group hosts first march in honor of Black History MonthBELIEVE hosted a Commemorative Walk in honor of Black History Month and the historic march from Selma to Montgomery. In 1965, thousands of protestors walked 54 miles from Selma, Alabama to Montgomery, Alabama to raise awareness for the need of a National Voting Rights Act and to register Black voters. The virtual, 30-minute walk started off with a presentation about the history of the Selma to Montgomery march and was followed by recordings of freedom songs sung by marchers in 1965 and a speech by Dr. Martin Luther King Jr. and to commemorate the 1965 historic march from Selma to Montgomery, Alabama
